Guests
Your guest is always welcome. For security purposes, please request your guest to check in at the office. The staff of The Leland Residence is committed to courteous service to Tenants and guests.

Guest Meals
Guest meals are available. Your guest is always welcome to join you for meals. Please give us advance notice, so we may accommodate your guest:
24 Hour Notice: Guest Meals on Monday-Friday
48 Hour Notice: Guest Meals on Saturday & Sunday
1 Week Notice: Guest Meals on a Holiday
1 Week Notice: For a Family Dinner

Guests_Overnight
When available The Leland Residence will provide a guest room, available at a reasonable cost on a daily or weekly basis.

Application Fee
There will be a $100.00 fee to process your financial and medical application.

Window Treatments
All units will be provided with blinds and valances.

Parking
Adequate parking is provided for all Tenants and guests. Reserved parking spaces are available for Tenants who maintain a car. Vehicle repairs my not be done on The Leland Residence property.

Accidents or Incidents
Please report any accident or incident immediately to The Leland Residence office. The Telephone Number is (765) 939-6500.

Security
The Leland Residence will always have an on premises staff person to respond to an emergency. If you believe your health, safety or security is threatened, please call (765) 939-6500. The telephone will be answered twenty-four (24) hours, seven (7) days a week. The front entry door will be locked at 9:00 P.M. and will be monitored. For security purposes all Tenants and guests must enter and exit through main entrance doors.

Apartment Keys
A key to your apartment will be provided for each occupant. Lost keys will be replaced at a charge of $3.00.

Mailbox Keys
One key per mailbox will be provided. The mailboxes are numbered to coincide with your apartment number.

Office
The Leland Residence business office will be open 8:00 a.m. - 5:00 p.m. Monday- Friday and Saturday 9:00 - 3:00 p.m. Tours can be arranged at your convenience- please call (765) 939-6500 and ask for Executive Director Barbara Pebworth. Office is open weekends and holidays by appointment only. Emergencies can contact Security twenty-four (24) hours a day, 365 days a year.

Fire or Disaster Evacuation
The apartments are each provided with sprinklers and smoke alarms. Each Tenant has been provided with an evacuation plan. Please review it carefully.

Cable Television
Each unit is wired for cable television. Individual hook-ups and wall unit changes will be arranged with the cable company at the Tenants expense.

Laundry Room
For our Tenant's use, there are five (5) laundry rooms located conveniently in the building for our Tenant's convenience. The machines are coin operated. Cost is $1.25 for Washing Machines and $.50 for dryers. Arrangements can be made for assistance with your laundry. We have available for your convenience laundry and dry cleaning pick-up for an additional charge.

Nursing Services
The Leland Residence will have a nurse present in the facility bi-weekly for the purpose of responding to needs and requests of the Tenants. At the Tenant's request the nurse will check your vital signs and keep a record.

Medication Record
The Leland Residence must have a record of prescribed medications in case of an emergency transfer. Tenant is responsible for updating this record as changes occur.

Pharmacy Services
Fee prescription delivery service is available. Should you desire this service you may contact: Grandview Pharmacy (765) 827-0847 or (800) 762-8935 for free delivery and senior discounts.

Housekeeping
Weekly housekeeping service for your apartment is provided. The service consists of general cleaning throughout the apartment, excluding dusting of Tenant's furnishings. Window cleaning will be provided annually. If additional services are desired, arrangements can be made at the Tenant's expense.

Moving to a Different Apartment within the Center
Should Tenant desire to move to a different apartment within the retirement center, there will be a charge to cover expenses. The moving charge is $125.00 to cover the following expenses: cleaning of the apartment, carpeting and repairing the walls to original status. Should extensive repairs be necessary, it will handled as stated in Residency Agreement. This charge may be waived should Tenant move into temporary apartment until one of their desire is available---if stated in advance and noted on Residency Agreement when agreement is executed. There will be a $25.00 charge for an appliance change. * Note: The moving charge only occurs when moving to a different apartment, not upon vacating the apartment.

Rental Charges
Rents are quoted as monthly rates. They are due and payable on or before the fifth (5th) day of the month for the upcoming month.

Misc. Charges
Any charges (food substitutions, key fees, etc) that occur during the month will be billed in the following month.

Transportation
Scheduled transportation to shopping and special events are provided by the activity department. Check the monthly activity schedule for dates. If additional transportation is needed, you may contact Cross Road Taxi 965-1043 or Rose View City Transit 983-7227 and Care-A-Van 966-5433.

Gratuities
The management discourages gratuities to the staff from Tenants and/or families. It is the staff's privilege and responsibility to assist you with the framework of the offered services.

Garden Space
Upon request, a personal garden space is allowed.


Staff
The staff at The Leland Residence desires to insure the safety, well being and comfort all Tenants. Please being your suggestions and comments to your Director so that we can better serve you.

Repair Requests
Apartment repair requests must be processed at The Leland Residence office. Requests for repairs cannot be accepted by staff any place other than the office. Emergency repair requests will be addressed immediately. All other will be responded to within forty-eight (48) hours. Maintenance is not provided on Tenant's personal belongings.

Electrical Appliances
Small electrical appliances are permitted in your apartment. For safety purposes, all electrical appliances must be in safe working condition. We reserve the right to inspect such appliances.

Meals:
Please No Smoking in Dining Room.
Three (3) nutritious meals are served daily in our lovely dining room.
Breakfast: 8:00 a.m.
Noon Meal: 12:00 p.m.
Evening Meal: 6:00 p.m.
A menu is distributed daily so you may select your desired entrees. Please complete and return the menu the same day it is distributed.

Smoking Policy
For the comfort of all Tenants, there is a No Smoking Policy in the common areas; however, you are permitted to smoke in your apartment.

Meal Substitutes
For your convenience, we allow one substitute per day, if it is ordered in advance on the daily menu. If more than one substitute is ordered there will be a $1.00 charge per item. Substitutions are available for our Tenants only. Please also see detailed menu substitutions and charges.

Vacations and Other Absences
All monthly charges are based on full-term occupancy. During extended vacations and other absences, including hospitalization, monthly rates will be adjusted after Tenant has been gone fifteen (15) days or more. At this point meals will be deducted from the rent for actual days gone. When a Tenant is gone thirty (30) days or more an additional credit will be issued: a 25% discount off rent after meals have been deducted.

Storage Lockers and Wardrobes
Additional storage lockers and wardrobes are available at a reasonable monthly charge.
